Accommodation and Apartment Rental Rules

Transaction-Specific Terms Are Shown Before Confirmation

These policies provide the general framework for using Kaleske. Variable details such as the final price, availability or capacity, responsible service provider, cancellation conditions, payment deadline and other service-specific terms are shown with the relevant offer, order or before final payment and confirmation.

Submitting a Purchase Request Does Not Confirm an Order or Payment

For products or services that require availability, pricing or delivery confirmation, submitting a request only starts the review process. No purchase or reservation is considered final until the applicable terms, final amount and payment method have been confirmed and any required payment has been successfully verified.

Scope and roles

Kaleske is a commercial brand and digital platform operated by ANQ.am Limited Liability Company and is not a separate legal entity. This policy applies only to Kaleske.com and services offered under the Kaleske brand on that domain.

For a particular accommodation, Kaleske may be the direct provider, booking agent or coordinator between the guest and the host/owner. The actual role, accommodation contracting party and payment recipient must be clear before payment or final confirmation. Merely displaying or coordinating accommodation does not make Kaleske the property owner or a guarantor of title or legal status.

Essential information and contract formation

Before a final commitment is created, the service description, responsible party, amount and currency, mandatory charges, performance date or period, material restrictions, and cancellation or refund rules are shown or recorded in the order confirmation. Submitting a form, message or enquiry alone does not create a confirmed booking, purchase or contract.

Each accommodation offer should identify at least the accommodation type and approximate location, capacity and guest count, check-in and check-out dates, price and currency, mandatory charges, material amenities, important rules, cancellation terms and the party responsible for providing the stay. Information received from a host or owner that has not been independently verified must not be presented as independently certified by Kaleske.

Performance and customer responsibilities

The host or accommodation provider must provide the premises in a usable condition consistent with the confirmed information. The guest must provide accurate information, disclose guest count and material requirements before confirmation, use the premises with reasonable care, and promptly report significant damage or problems.

If a security or damage deposit is taken, its amount, recipient, deduction conditions and return method must be disclosed before payment. A deduction should be based on a demonstrable debt or damage beyond ordinary wear. The timeframe for returning the balance must be stated in the accommodation confirmation or agreement.

Changes, cancellation and refunds

Date changes, cancellation and refunds follow the terms disclosed before confirmation and do not restrict mandatory legal rights. Any fee or deduction must be lawful, connected to the booking and disclosed in advance.

If the host or responsible provider cancels the accommodation or it materially differs from the confirmed description, Kaleske will, within its role, review the matter and pursue an applicable remedy such as an accepted alternative stay, correction, refund of an unperformed part, or another remedy required by law.

Third parties, liability and mandatory rights

Where the host or owner is a third party, each party's responsibility follows its actual role, the information supplied, the contract and the law. Kaleske remains responsible for its own conduct, information and accepted obligations and is not released from statutory responsibility by a general disclaimer.

If the arrangement legally constitutes a lease of immovable property rather than a short-term accommodation service, the parties must comply with any mandatory requirements concerning contract form, certification or registration of lease rights. Unless separately agreed, Kaleske is not a substitute for legal counsel, a notary or the property-registration authority.

Complaints, governing law and language

Send a complaint to [email protected] with the order or tracking number, a clear description, relevant evidence and the requested remedy. Kaleske's target is to acknowledge receipt within 2 business days and provide a substantive response within 10 business days. A complex matter may take longer with notice and reasons. The laws of the Republic of Armenia govern without removing any mandatory right or jurisdiction required by law.
